About the Neighborhood
Although Arcadia is not a historic district, the neighborhood still has a big place in Phoenix history.
In Arcadia, you'll find large properties, ranging from half an acre to almost 5 acres. In the area, you'll find original luxury guest resorts (located along Camelback Road) such as the Royal Palms.
Known as one of the most desirable and priciest addresses in Phoenix. There are many reasons for that, such as the custom-built homes dating back from the 20's to the 50's. Seldom would you find a new home built to the same high quality today and as a result, the estate homes in the Arcadia Neighborhood can quickly soar to over 6 million and you’ll have to be quick and aggressive when trying to buy one of these properties as they are in high demand.
Beautiful and mature landscapes frame the Arcadia parcels, which are seldom found throughout Phoenix. You'll see a hint of rural with the sights of orange and date groves along the the quiet streets. The architectural style is varied with Ranch, Revival, Pueblo style.
The Arcadia neighborhood attracts families as the schools are some of the best in the state. Homes vary in size but have lots of space, with large yards and many have pools or sport courts for active lifestyles. The biking paths along the Arizona Canal that borders Arcadia on the south offers another opportunity for travelling "to and from", without traffic.
If Arcadia is appealing but your budget doesn't match the price point, Arcadia Lite (to the west) offers mid-range prices for charming homes (mostly Ranch-style, built in the '50s and '60s). While you won’t have a lush, green Arcadia estate with acreage, you will still have the Arcadia feel as you meet your neighbors over coffee at the bustling La Grande Orange market or over a glass of wine at Postino Winebar (40th Street & Campbell). This community if located just minutes from shopping and dining at the Biltmore Fashion Park (24th Street & Camelback, Phoenix) or the Scottsdale Fashion Square (Scottsdale Road & Camelback, Scottsdale). A short drive will get you to downtown Phoenix, or Old Town Scottsdale, or to Phoenix Sky Harbor International Airport in about 15 minutes.
Residents relish the proximity to Scottsdale’s high-end shopping, world-class resorts, arts centers and exceptional restaurants, as well as downtown Phoenix and both Brophy and Xavier College Preparatory, or some combination thereof.

Arcadia Proper is the most sought after neighborhood in Phoenix.
Arcadia Proper is home to the original citrus orchards that started the Arcadia neighborhood in the early 1900’s. Orange, lemon, and grapefruit trees still exist in most of the yards as you drive through the neighborhood.
Arcadia Proper is made up of larger estate homes situated on large lush green lots. If you are looking for a family friendly neighborhood and have a sizable budget, then this is the place for you to call home. Most of the homes in Arcadia Proper have been remodeled, if not torn down and completely rebuilt. Average lot sizes in this part of the neighborhood are a half acre with home prices currently ranging from $700,000-$8,000,000.
Arcadia Proper is in close proximity to most of Phoenix’s main shopping and dining attractions. It is situated right on top of the Phoenix and Scottsdale border which allows residents to take advantage of all shopping, restaurants and entertainment.
Arcadia Lite & Lower Arcadia
Arcadia Lite...funky, hip and vibrant best describes Arcadia Lite; known for its trendsetting style and eclectic crowd.
This part of the neighborhood is where you can find hotspots like La Grande Orange, Postinos, The Vig, The Attic, etc., just to name a few.
Arcadia Lite is great for those that want the central location and Arcadia aesthetic in a mid-range price point. The neighborhood has seen a lot of turnover in the past few years and it is now home to many young professionals who want to be close to major business and entertainment centers. If you work near the Esplanade, downtown Phoenix, Scottsdale, or further North then this area provides you with an ideal location and quick commute.
Arcadia Lite is highly regarded for its tight-knit community and safe streets. You will typically find people hanging out for coffee in the mornings at La Grande Orange, having a glass of wine during the evenings at Postinos Wine Bar, or in their front porches. The canal and quiet streets of Arcadia Lite provide a great place for those that love taking walks or riding their bikes.
New to the area? We suggest taking a day to bike ride down some of the beautiful streets or ride along the canal (to stay off road) and visit these local hangouts. You will instantly see why this hip and vibrant neighborhood was recently named one of the hottest and fastest growing neighborhoods in Phoenix.
Lower Arcadia...just South of Indian School Road, you'll discover Lower Arcadia which shares many of the same characteristics as Arcadia Proper. This neighborhood is great for a day at one of the many parks or a bike ride along the greenbelt.
Homes in Lower Arcadia range between 2,000-3,000 s.f. and are typically priced between $300,000-$800,000. With prices similar to those found in Arcadia Lite, it is just a matter of preference. This neighborhood has recently started to turn-over and many of the homes are under remodel.
Residents in this neighborhood enjoy the convenience of quick commutes all over central Phoenix and Scottsdale which is why it is a highly desired area of Phoenix.
